Q: What are the different unit types?
A: Soudhamini has Studios (S), Studio Plus (S+), 1BHK, 2BHK and 3 BHK units. Additionally, there are 1BHK-PH, 2BHK-PH and 3BHK-PH penthouse units, 2BHK-GD and 3BHK-GD garden units.
Q: Why do same Unit Types have different areas?
A: The second and higher floors get a full balcony, first floor gets a balcony 80% that size and ground floor cannot have a balcony. Additionally, some of the top floor units have a penthouse and terrace, significantly increasing the areas for those units.
Q: What is special in a unit with penthouse (PH)?
A: Penthouse units on the top floor have the same typical floor plan as other units of that type. In addition, there is an internal access from the sit-out area in 2BHK/3BHK and dining area in 1BHK, leading up to the terrace with penthouse.
Q: Can I have a private garden on the higher floors?
A: Other than penthouse terrace areas, only a select few units on the ground floor can have a Private Garden.
Q: What additional options are available?
A: A limited number of units have one or more of following additional options
- exclusive terrace with 100 sft covered penthouse (PH) for 1/2/3BHK
- private garden (PG) on select ground floor units
- servant room (SR) or servant toilet (ST) in some 2BHK and 3BHK units
All units still follow the same basic floorplan for that type within that block.
Q: Why are sft areas for PH/PG units different in the floorplan v/s the chart? OR
Q: How are open (terrace and garden) areas charged in the PH/PG options?
A: Open terrace and garden areas are charged at 1/3rd of the built-up areas. It means that the entire terrace or garden area available to you is shown on the floorplan but only 1/3rd of that is included in the saleable area.
Q: Are bookings still open?
A: Bookings for Phase II are now open.
Q: How do I identify the exact location of an apartment from its number?
Q: Please explain the apartment numbering system.
A: Unit # 12 on Top floor of S Block will be identified as S-T12 while apartment D-105 refers to D Block, 1st floor, unit # 05.
Q: Can I take a bank loan?
A: Yes. The project has been pre-approved by HDFC and ICICI. Please contact our office to get details of the loan facility.
Q: Can I get a rebate if I pay ahead of the schedule?
A: Yes. If you want to pre-pay beyond that indicated in the payment schedule, please email us and we can inform you of the options.
