General Conditions of Sale: 

1. SSRPL promoted properties shall be “Sattvic Communities”, free of non-vegetarian food/ alcohol/ tobacco/ intoxicants. 

2. All residents/visitors will need to adhere to the society/association’s guidelines for a “Sattvic Community”.

3. For second sale, application of the buyer will need to be approved by the society/association.
4. SSRPL followed by existing members will have first right of refusal for any properties up for second sale.

5. All applications will need recommendations from a local AOL teacher (minimum one and maximum three letters).

6. SSRPL reserves the right to reject any application and return the advance amount (interest-free) without any explanations whatsoever.

7. Applications will be processed on a first come-first served basis. SSRPL reserves the right to make exceptions. 

Booking Procedure:

1. Print out and complete the Application Form available online (click on highlighted link). Please give a valid phone number and email where you can be reached and accurate address where the receipt will be mailed. In case you are not able to print the form, please write to us at info@sumerurealty.com and we will send you the word format of the form.

2. Payment will only be by Demand Draft (DD)/Cheque (in Rupees only) in favour of “Sri Sumeru Realty Pvt Ltd”, payable at Bangalore. DD is recommended as your payment will be credited faster and thus reserve your place earlier.

3. Send a self attested copy of your PAN Card alongwith the Application Form and payment.
4. Please retain photocopies of the DD/Cheque and filled application form for your records and Courier or Hand-deliver the Application Form with DD/Cheque attached to our registered office at:

5. Please instruct the courier company to deliver ONLY to the above address and NOT to the Art of Living Ashram. SSRPL is not responsible for delivery at the wrong address.
6. Please ensure your details are available in our database. Enter details in the
Online Form (click on highlighted link).

7. Upon clearing of the Cheque/DD, SSRPL will send a receipt and booking confirmation for the same within two weeks at the mailing address provided by you. In case of non-receipt of confirmation from SSRPL office, please check with us not earlier than two weeks after the date

8. Total Advance = Blocking Advance + Balance Advance. Blocking advance shall need to be paid immediately. After receipt of the same, if SSRPL confirms allotment of a property of your choice, then the Balance Advance needs to be paid within three weeks of the release of site layout and architectural plans. If booked after Navratri 2008, then a single Total Advance needs to be paid. [Taxes (as applicable) on the advance paid will be added in subsequent installments].

9. Only DD/cheque with exact advance amount payable and Application Form with correct details received on or before date of next revision in prices will be eligible for the rates in this document.

    1. Sri Sumeru Realty Pvt Ltd (SSRPL) is an independent professional entity, committed to provide quality property development services, especially to Art of Living devotees and organizations worldwide.
    2. SSRPL is driven by a technical team experienced in construction, drawn mainly from among AOL devotees worldwide.   

4.      Is a bank loan available for these properties?

a.      Soudhamini shall be BMRDA approved layouts and typically a bank loan should be possible.

 

5.      What if I cannot afford the costs mentioned? Are there any discounts or special offers for AOL members/devotees/teachers?

a.      At this time, SSRPL is not offering any discounts. However, SSRPL is making every effort to make the properties promoted by it to be affordable to devotees at large by

i.        reasonable pricing of all its properties

ii.      offering a full spectrum of choices spanning all budgets

b.      In cases of high demand, some weight will be given to the applicant’s past seva, and especially to AOL Teachers. In such cases, SSRPL reserves the right to make such exceptions and is not bound to disclose the mechanism for the same.

 

6.      Can I pay advance for one SSRPL property and transfer that later to another SSRPL property?

a.      Yes, if the transfer is requested within a period of one month from date of payment of the advance or before start of the construction, whichever is earlier.

b.      Only one such transfer will be allowed for every advance.

 

7.      Will the prices of the properties vary over time?

a.   The price advertised in any offer will be honored for the duration of that offer period. Beyond that, SSRPL is free to revise the price without any advance notice.

b.  For bookings confirmed at a particular rate, the prices will increase only if there is major volatility in the cost of basic materials (steel, cement, sand etc.) during construction.

 

 

8.      Are there any additional/hidden charges? What will be the amount for additional/statutory charges?

a.      Please see the section Notes # 3 for the amenities and services that will be charged separately. Statutory charges could total between Rs. 1-5 lacs depending on the size of the property. Car Park, Club Membership, Registration charges and additional amenities like DG backup, Intercom etc. will be separate.

b.      Certain apartments and plots having a preferential location (accessibility, VM/garden view, vaastu etc.) will have a premium of up to 3-10% over and above the Basic Rate.

 

9.      Can a foreign national/PIO/NRI invest in any of the above SSRPL properties?

a.     Yes; a PIO/NRI is allowed to invest in all of the above properties.

b.  If you are a foreign national and wish to invest in a SSRPL property, please email us the property of interest or your requirements and we will get back to you.

c.    In some cases, clearances/approvals might be need from the Government/RBI (Reserve Bank of India); it will be responsibility of the buyer to ensure eligibility.

d.     At this time, SSRPL is accepting payments only in Rupees/from Rupee accounts.


      10.  We want to build a block designed to meet specific requirements of participants from our country. Is it possible?

a.  Yes it is possible. Please write to us your detailed requirements (Country/ Total no of units/ People/ Occupancy per unit etc.) along with Name, Email ID and Contact Phone Number of the coordinator and we will get back to you with the possibilities.
 

11.  Can I be a partner/investor in SSRPL’s projects?

a.      Yes. Please contact us and we can explore the possibilities.


12.  Will there be a housekeeping and regular maintenance team to take care of my property in my absence?

a.   Yes. A housekeeping and maintenance team will be appointed by the association to take care of your property at all times. Additional charges will apply
